Council set to rezone land in Monash Drive

Swan Hill Rural City Council is moving forward with plans to rezone a significant parcel of land along the Swan Hill riverfront, located at 42 Monash Drive. This amendment represents a critical step in the implementation of the Swan Hill Riverfront Masterplan (2013) and aims to facilitate the future redevelopment of the area.

Council’s Director Development and Planning, Michelle Grainger said the land, formerly owned by GrainCorp and recently acquired by the Council, will be rezoned from a Transport Zone 1 (State transport infrastructure) to a Commercial 1 Zone, allowing for mixed-use development opportunities that will enhance the city’s riverfront precinct. Additionally, an Environmental Audit Overlay will be applied to the site to ensure the area is suitable for redevelopment.

“Residents and stakeholders are encouraged to review Amendment C79swan, which outlines the proposed changes to the Swan Hill Planning Scheme. These changes include minor updates to Clause 17.02-2L and Design and Development Overlay (Schedule 2) to align with the objectives of the Riverfront Masterplan.

“The amendment documents are available for public inspection online at the Department of Transport and Planning website: www.planning.vic.gov.au/public-inspection

“Alternatively in person at Swan Hill Rural City Council offices, 45 Splatt Street, Swan Hill, and Robinvale Resource Centre, 72 Herbert Street, Robinvale, during office hours,” Ms Grainger said.

Ms Grainger said community members are invited to submit their feedback in writing by 16 December 2024. Submissions must include the submitter’s name, contact address, and clearly state the grounds for support or opposition, including any suggested changes.

Submissions will be made available for public viewing until two months after the amendment takes effect or lapses,” she said.
